North Cotes d'Armor - 4 bedroomed established cattery - 3580m2 garden

North Cotes d'Armor - 4 bedroomed established cattery - 3580m2 garden
This is a rare opportunity to acquire both a pristine family home and a guaranteed source of income. Maybe you've thought of running a B&B in Brittany, this is a bit similar, but the guests are a whole lot easier! The house is very attractive in its own right, nothing needs doing, it's all in perfect order and it has the most outstanding views over rolling countryside and of the nearby village complete with pretty church. When coupled with a cattery business which offers a good income without having to leave home it makes this property even harder to resist.
The house is just under twenty years old and in excellent condition. The current owners have had white uPVC double glazed windows fitted throughout the property, the bathrooms are clean and fresh with white suites and the fitted kitchen is also white. Don't let all this white persuade you it's a sterile environment because it's actually a really warm family home with lovely features such as a wood burner in an attractive granite fireplace ensuring the lounge is cosy and a hand made chestnut staircase leading up to the first floor.

The property also has a sous sol which houses a laundry with sink units, 2 washing machines and a dryer - there's also another shower in there, lots of workshop space, room for wood storage, oil tank and boiler and it's also a garage. The garden is a mix of lawns, borders and terraced areas; one terrace in particular has been created to provide an eating area overlooking the fabulous view and it really is spectacular - you should come and see it. Another is situated just outside the double doors which lead from the kitchen and has a really handy awning to keep the sun off when you crave some shade • There's plenty of outdoor parking, more than enough for 3 or 4 cars and a gravelled driveway leads all the way round to the covered parking in the sous sol.
So, on to the accomodation for the four legged - a custom built unit of 5 enclosures each able to hold up to 3 cats (multiple occupancy is only offered if the cats are actually from the same household). Everything has been built to strict guidelines with indoor and outdoor areas, heat pads and the correct conditions to keep the fussiest feline purr-fectly happy! There is also an office to check guests in and out and everything relating to the cattery is included in the sale including the all important forward bookings.

The property is located on the outskirts of a busy village in the area surrounding Brittany's Emerald coast, a vibrant sector offering a mix of rural life, safe, sandy beaches and charming towns. To the east there is Dinard, a traditional seaside town with its antique shops and galleries & St Malo, steeped in centuries of history with many fine restaurants and attractions. Then Dinan, a medieval stronghold which blends its historical heritage with fashionable shopping and sophisticated culture, there are regular exhibitions and theatre here as well as excellent dining and relaxed nightlife.
Lamballe is at the heart of the region, a thriving town it offers visitors a warm welcome with a regular market and a series of outdoor concerts throughout the summer. It is also the home of the Haras, the centre for Brittany's working horses, an interesting place to visit. Smaller towns also provide charm such as medieval Moncontour with its August festival and 'mardivertissements' and petit cite de caractère Jugon les Lacs with its Festilacs and a host of water sports on the lake. To the west there is St Brieuc, administrative hub of the area and a major town with shopping, restaurants and major transport links.
The area is served by airports at Dinard, St Brieuc, Rennes and further afield by Nantes and Brest. Ferries arrive at St Malo daily and the ports of Roscoff, Caen and Cherbourg are in easy driving distance - this is useful if you want to rent a property to UK clients. The area is well served by the TGV with stops in Rennes, St Brieuc, Lamballe and St Malo.
Brittany's road network is excellent with typical distances: Lamballe to Centre of Paris 4 hours, Lamballe to Bordeaux 5 hours, Lamballe to Tours 3 hours.
