The first point doesn't have a number...
But it is extremely important...If you are viewing property in France make sure you do so only with a fully registered agent who is happy to show you their Carte Professionelle. If they do not/cannot show you their card...however persuasive they might be that it's not important...
stop right there and walk away...You can, and probably will, lose out. Needless to say - all of the agents who work in association with
A House in Brittany Limited are fully registered to deal in French property and will lead you through all of the legal procedures from
Compromis to Completion and beyond to the connection of services to your new property...
1 - Browse our websites...
We have over 2,000 properties now across Brittany & Normandy available via 25 agencies and our sites are updated daily. We believe if you like the look of a property you should be able to view it...That's why we make the best attempts to make sure that as soon as we hear of a property being sold that it is marked as such onsite.
When you see something on the site that looks interesting contact us via e-mail giving us the reference numbers in your e-mail or telephone us and we'll fix appointments to view...
2 - Give us a week's notice before you travel to view...
Viewing property in France is just the same as in the UK. The agent has to make arrangements for the viewing with the vendor. So contacting us the night before you get the ferry can make things difficult and less successful than you might like.
3 - Weekday viewing trips are best ...
Some of our agents are OK about weekend viewings but in the main it's usual to view midweek.
4- Book a crossing that allows you to time to spare...
in France and have a comfortably short journey to the area in which you will be viewing - We have known prospective buyers travel Dover Calais when they will be viewing in Finistere! Not the best idea...trust me!
5 - Bring Birth Certificates, Marriage Certificate...
If you should start the ball rolling by deciding to buy a property that you have viewed then being able to provide the above documents will begin the transaction very smoothly. ALSO...if hiring a car bring the credit card on which you made your car hire booking - you'll need to have it swiped before you drive away!
6 - Think about opening a French bank account too...
Always a good idea if you are serious about your intent to buy a house. It puts the lines of communication down for you funds to buy the property and simplifies matters greatly. Most banks in Brittany and Normandy have at least one English speaker so it's not a big problem. Banks can also handle your property insurance.
7 - If you find you can't make it to the the viewing...
Please contact our associate by phone (we always supply a list of contact numbers and rendezvous points - if this is more convenient than meeting at their office). This will obviously free up the agent to deal with other clients and also rule out any unecessary travel.
Thanks & Good Hunting
